Urgent Repairs
Water where it should not be, or gas where you can smell it:
The plumber Ashgrove homes need is one who knows pre-war timber walls and the galvanised supply lines inside them. Local Ashgrove Plumbing works across the suburb and its neighbours, and every job is done by a licensed plumber. Most housing here dates from the 1920s to the 1960s, and that era shapes almost every callout.
If we're late, $100 comes off your bill

Bayonets, cooktops and compliance certificates:

Showers, vanities, sinks and dishwashers:
Hot water systems have a page of their own, and drain clearing sits on the blocked drains page.

Home plumbing is your water supply, your gas and every fixture running from the meters out to the furthest tap and appliance. In Ashgrove, the work is shaped by pre-war and post-war timber housing, where walls that were never re-piped still hold galvanised steel supply lines.
The old lines rust from the inside. The tell is rusty brown water first thing after a quiet night, or pressure that fades at the tap furthest from the meter.
The housing mix matters too. At the last census, 77.3 per cent of dwellings here were separate houses, with flats and units making up most of the rest along the busier roads.
Three conditions drive most of the work:
Galvanised steel was the standard for decades, and a split inside a lined wall wets the boards from behind before any stain shows.
Under the older lawns, house drains run in short clay sections joined by sockets, and shifting shale ground can knock the joints out of line.
Thunderstorm bursts from November to March dump runoff on gardens faster than old yard drains were built to carry.
On the supply side, Urban Utilities owns the water main in the street and the sewer beneath it. Every pipe past the meter on your place is yours to maintain, and that is where nearly all our work starts.

A burst pipe, a gas smell, flooding, or a complete loss of supply all need a plumber now, not tomorrow. Queensland tenancy law classes each of those as an emergency repair in a rental home, which is a fair guide in any house.
Drips, running cisterns and slow leaks are routine, and each can sit a day or two without the damage compounding.
If a fault is hard to read, ring (07) 3524 7137 and describe what you can see. The emergency plumber page also walks through the first moves for each type of urgent job.

Patching a split pipe or renewing a worn washer is minor work: a licensed plumber does it, without a permit or a Form 4. A corroded joint in a laundry wall off Glory Street sits in that bracket.
Putting in a fixture, or shifting one already there, is notifiable work. No council permit applies, but the plumber lodges a Form 4 with the QBCC inside 10 business days, and the owner gets a copy for their records.
A new vanity in a bathroom reno, or a sink shifted along a kitchen wall, sits in that second bracket. We handle the repair end on our tap and toilet plumbing side of things, and the installation end through bathroom work and the kitchen and laundry pages.
Gas work belongs to a licensed gasfitter every time. The gas fitter page covers what that includes, from bayonets to compliance certificates.

A plumbing price follows the fault, the parts, the room the plumber has to work in, and the hours on site. A washer swap on an open laundry tub sits at one end of that scale; a corroded galvanised line inside a lined wall sits at the other.
Get the quote in writing before any tools come out, with the scope of work, the parts, the labour and the time itemised separately. Query anything vague before you approve it.
Two protections are worth knowing about as an owner. The QBCC keeps public registers online: one confirms a plumbing licence, another tracks Form 4 lodgements for a property. Where work proves defective, unlicensed or non-compliant, or a Form 4 never shows up, the QBCC accepts complaints via an online form that covers plumbing and drainage problems.

We're locally owned and operated and proud MPAQ members, and every job is done by a licensed plumber.

Start with the licence. The QBCC's public register confirms it and shows any Form 4 tied to the address. Then get the scope, parts and labour in writing before work starts, and request your Form 4 copy after notifiable work.
You cannot tell from one number. Ask for two or three quotes on the identical job, then have each line explained. A clear quote splits parts from labour and shows what drives the price, so a fat figure is easy to challenge.
Plenty. Most houses here went up between the 1920s and the 1960s, and pre-war walls can still carry steel supply lines that rust from within. Lead solder was common on copper pipes until 1989, so older supply lines deserve a look.
A burst water pipe, a gas smell, floodwater in the house, or no supply at all. The tenancy rules in Queensland list the same faults as emergencies in a rental. Drips and slow leaks can hold until a scheduled visit.
Taps and toilets come first, then the water pipes, gas fitting, bathrooms, and kitchens and laundries. Hot water systems and blocked drains each have a dedicated page here.
A licensed gasfitter, and nobody else. The licence spans installs, repairs, servicing, testing and certification of gas systems. Ask to see it before any gas work starts at your place.
